Ano po ang mangyayari sa kontrata?

Sana about sa issue namin sa lupa.
Kasi po nagrerent lang po kami ng lupa na siyang tinitirhan po namin ngayon na may kontratang 5 years. Ang problema po namatay na yung may ari at anak na ang namamahala. Ang tanong ko lang po
Mapapawalang bisa po ba ang kontrata na pinirmahan po namin? 
Maari po bang humingi ng karagdagan bayad yung anak or pataasin niya ang renta at humingi ng advance payment ulit?
Ano po ba ng dapat namin gawin? Na ang tanging hiling namin na tapusin lang yung kontrata namin.

The contract should be respected by the heirs kasi it was executed by their parents before nawala lalo na if that property is exclusively own by him/her. That is the law between the parties. After the term of the contract they have all the right na po to terminate, modify or demand increase from you. You have all the right to remain until the contract is terminated po . Kaya lang po if during the execution of the lease contract the said property became co-owned by the parent and his/her children dahil hindi exclusive property po ito ng is a at yung ama/ina lang ang nakaperma at hindi ang mga anak maaring they remaining heirs can terminate it at anytime and make new terms and conditions with you po.

May nabili pong lupa ang papa ko year 1989 meron lamang siyang deed of sale di naasikaso itransfer agad sa pangalana niya nung time na yun kasi nasa Singapore siya. Nalaman na lang niya at ng heirs owner ng lupa eh binenta ng secretary ng abogado ng owner ng lupa without their consent or di nila alam. Ang mother ng heirs is namatay na year 1985 papanong naibenta ng ibang tao ang lupa? Nalaman nila nagpanggap pala na owner yung nanay ng secretary at finorge ang signature ng owner. Nalaman din ng heirs na transfer sa pangalan ng ibang buyer ang titolo kaya agad nila itong sinampahan ng kasong estafa at falsification of documents ang nagbenta ng lupa without their knowledge at pina lis pendes ito. At yung buyer na trasfer sa name niya ang titolo eh namatay na. Pwede po ba namin ipaCANCEL ang titolo? Or TCT?
