Ano-ano po ang kailangan dokumento para makapag patitulo ang lupang galing sa Deed of Donation?

Meron po kaming hawak na Notarized Deed of Donation, Sulat Kasunduan from Tenant and Landlord (with SPA po ang bawat isa), Latest and Updated Real Property Tax Receipts, Tax Clearance Certificate. Ang lupang patitituluhan ay kasama sa ginawang subdivision. Wala po kaming hawak na bagong Titulo galing sa Mother Title na ginawa ng subdivision, wala po kaming hawak ng ginawang Subdivision Plan. Deed of Donation was made AND notarized last 2009 pa po. The Deed of Donation came from the Landlord/Tenant settlement. Parents are farmers which are deceased already. There are 8 heirs. 3 deceased already from which 2 are single ang have no living family. ang isa po ay asawang lalaki at isang anak ang natitirang buhay. ang natitirang mga kapatid po ay buhay pa lahat.

If the said Deed of Donation was notarized before the death of the Donor pwede naman gamitin yon kaya lang malaki na ang penalty ninyo sa BIR if yan ang gagamitin. If you can approach the remaining heirs na pwede po bang gagawa kayo ng panibagong Extrajudicial Declaration of Heirs with waiver of rights that they will sign in favor sa inyo ang nasabing property. If ayaw mapilitan kayong gamitin ang old Deed of Donation. Kailangan pa kasing ipasurvey once ma okay na yung documents. Medyo mahaba po ang processo kailangan pa ninyong bayaran ang Estate Tax ng yumao. Get his death certificate and other heirs na namatay po. Mas mabuting magpakonsulta sa malapit na lawyer at dalhin ang inyong mga kaukulang documents po para naman personally maevaluate yan.
