I am in the bracket of OFW since i worked overseas. Now i am in Canada and recently had my citizenship, but I am still a Filipino citizens.I have Filipino passport. having said that, i am a dual citizen. about the size of the lot, i am not quiet sure yet how big is it? but i am living in the small town which i think a rural areas.

Well, if you have availed for Dual Citizenship meaning you have filed Petition for Dual citizenship at the Bureau of Immigration since dual citizenship is not automatic then, there's no limitation on the area of land to buy in our country. You will enjoy the same rights and privileges granted to all Filipino citizens.

pano po ba kumuha ng legal or real title of the lot na binili ko? gano po ba katagal eto ma eprocess sa BIR? kelangan ko pa po bang kumuha ng tao na magsusukat ulit ng lupa? at kung sakali po, magkano po ba ang fee ng magsusukat ng lupa at ang pagprocess ng title sa BIR? ano ano po ba ang mga kakailanganin kong ayosin? maraming slamat po

Ibig mo bang sabihin Deed of Sale ay na sa iyo na. Kailangan mong bayaran ang tax nito sa BIR 30 days from the time na nanotarized na ito. You visit Registry of deeds para iparehistro ang sale at you can ask sa iba pang mga requirements there. Kailangan din ipasukat ito. If hindi ikaw ang magpaproces you have to execute an SPA para sa taong i authorize na lalakad nito. If you are in Canada you go to your nearest Consulate para magpagawa nito.

Mam Jescelyn, ang nabili ko pong lupa ay notarized ng Feb.22, 2018. ang sabi po ng municipality assessor ay dapat po nabayaran na ang documentary stamp nong March 5. Then may Capital Gain Tax pa daw na kelangan bayaran bago March 22, 2018, then may sinasabi pa po silang estate tax kasi daw po sa namatay nabili ang lupa?

sa magulang po ng nagbinta nakapangalan ang lupa. ipinagbinta po sakin ang kanyang manang porsyento ng lupa.


may nabasa po akong law code ng pilipinas na dapat daw ay ang seller ang nagbayad ng CGT and not the buyer as long as the seller is not engaged in the real estate business

pwede po bang khit di na sa Philippine consulate kunin ang power of attorney? malayo po aq sa consulate. dati kumukuha lang po aq ng power of attorney sa lawyer dito sa malapit sa city na tinitirhan q.

Ang CGT generally ang vendor ang magbabayad pwede din naman ang buyer depende sa agreement. If hindi babayaran ng vendor ang buyer nalang dahil hindi din naman maitransfer ang title if walang tax clearance. About SPA pwede magpagawa ka sa lawyer diyan but kailangan ipared ribbon mo rin ito sa consulate diyan.
