Kung ganun hindi pa napatitulohan from first buyer, if you can negotiate with the owner na magpagawa nalang kayo ng new Deed of Sale using the owner as the direct seller mas mabuti short cut kasi ito. But you have to keep the Deed of sale from first seller to you. The new deed of sale will be used para sa pagpaprocess ng titulo. You have to visit Register of Deeds to check any annotations of the Original Title baka naibenta or na mortgage na ito. You have to pay BIR for Capital gains and other taxes they will provide you with requirements.
