Ngi ng payo sa kung paano ang proseso ng pagsasanla ng lupa?

Ngi po ako ng payo/advice, meron po kasing nag-aalok sa akin ng pag-sasanla ng lupa.

1. anong mga documento ang dapat ipakita ng mayari?, paano macheck kung ang mga documento ay valid at malinis?.

2. kung okay lahat ng nasa item #1, magkakaroon ng kasulatan ang may ari at pagsasanlaan ng lupa, kailangan po bang ilagay ang amount na napagkasunduan at ang laki ng lupa na isinasanla?, pwede bang iattached a copya ng titulo ng lupa sa kasulataan?, pipirmahan ng mayri ng lupa at pinagsanlaan ang documento at ilang witness ang kailangana pumirma para magigng valid ang kasulatan/napagkasunduan?, pwede bang iconsider na valid ang kasulatan kung nagpirmahan sa harap ng barangay o kasama ang barangay official as a witness?,valid din ba ang kasulatan kahit na mas mababa ang halaga ng sanla sa laki ng lupa?

3. ano na ang susunod na step/processo na dapat kong gawin para maging valid ang kasultana ng pagsanla ng lupa?.

You need a lawyer.

Una, kailangan kasing makita kung authentic ang titulo ng lupa (hindi peke). Pangalawa, ang sanla po ay isang utang na ang lupa ang prenda para itong utang ay mabayaran. So, dalawang dokumento po ito.

Kailangan pong ipa-notaryo ang documento ay ang original ng owner's copy ay dadalhin sa Register of Deeds para ang inyong mortgage or sanla ay i-annotate doon sa likod ng titulo.

As I said, marami pong hakbang na kailangan gawin. Kailangan po ninyo ng abogado.
