May karapatan b ang developer n kunin ang kalahati ng naibayad n pera pra s equity kung ang pagibig loan ay nadeny at wlang kahit n ano mang napipirmahan p n dokumento n ngsasaad ng naturang policy kung sakali nga n madeny ang loan..

Hindi ko maintindihan ng maigi. Ibig mong sabihin, bumili kayo ng lupa? Gusto sana ninyong ipasok sa PAGIBIG? Para mababa ang hulog at 15-25 years to pay ang terms?
Kaso, denied ng PAGIBIG ang loan application? Mayroon na kayong equity? Gusto ngayon noong developer, sa kanila na ninyo ibayad ang equity sa halip na sa PAGIBIG pa?
If you can delay, delay. Mag-try muna kayo sa SSS o kaya, sa GSIS, o kaya sa banko (ang mga development bank at mga mortgage bank o rural bank or cooperative banks ay may mga magagandang programang pabahay).
Kng hindi naman kayo makaka-pag-delay, ang mabuti ay kumausap muna kayo sa isang abogado bago kayo magbigay ng pera at bago kayo pumirma ng kahit na anong kontrata o kasulatan.
Kung ibibigay ninyo sa kanila ang equity, ito ay dapat na maging downpayment. Tapos, ang nalalabing halagang babayaran ay dapat na bayaran on installment sa mga terms na kapareho halos noong sa PAGIBIG (kung papayag sila, kasi, kung sa PAGIBIG sana ninyo ito ipapasok, malamang sa low cost housing ito).
Kailangan ipakita ninyo sa abogado ang kahit na anumang papeles bago ninyo ito pirmahan. Kailangan ay may disclosure kung magkano talaga ang rate of interest, etc.
