Nakabili po ang magulang ko ng portion ng lupa mula sa Orihinal na Titulo, nasurvey na po ito at may patent number lamang mula sa DENR na nakasulat sa Deed of Sale. Ngayon po magsisimula na po sana ako sa pagaasikaso ng lupa (bilang ako may SPA), napanotaryuhan na po ang Deed of Sale. Napag-alaman ko sa DENR nakailangan pa daw po iparehistro ng mga Heirs sa pangalan nila ang surveyed land bago ako makapagsimulang maglipat naman sa pangalan ng magulang ko. 30days lamang po ang palugit ng BIR para bayaran ang taxes. Nangangamba ako na matatagalan ang pagproseso ang magpenalty kami. Paano po ang gagawin? May iba po bang paraan para mailipat sa amin ang lupa from OCT?

Mas mabuting komunsulta nalang sa malapit na lawyer sa inyo dahil pwede naman na ang gagawin ay Extrajudicial with Deed of Sale yung mga heirs ng original owners po nito. You need to coordinate with them dahil kailangan ng mga heirs na magsign po nito. Now if ever hindi kakayanin ang 30days kasi sa dami ng requirements at napakalaki na po ng penalty baka pwede pakiusapan nalang po na gagawa ng bago at icancel nalang yung deed of sale na una pong ginawa.
